FORT WAYNE, Ind. (April 9, 2026)—The northeast Indiana housing market gained momentum in March, with increases in new listings, pending sales, and closed sales compared to one year ago, signaling a strong start to the spring homebuying season, according to the Upstate Alliance of REALTORS® Multiple Listing Service (UPSTAR MLS).

March 2026 Housing Indicators (Year-Over-Year)

  • New Listings: 808 (+5%)
  • Pending Sales: 733 (+6%)
  • Closed Sales: 584 (+4%)
  • Median Sales Price: $255,000 (+4%)

The rise in both new listings and pending sales points to a more active and balanced market, with buyers and sellers engaging at higher levels than a year ago.

“March showed strong, well-rounded growth across the board,” said Jackie McBride, President of UPSTAR. “Mortgage rates are almost a quarter percentage point lower than a year ago, and that, combined with more homes coming on the market, is helping fuel steady activity as we move deeper into the spring homebuying season.”

Pending sales — a leading indicator of future closings — increased 6 percent year over year, suggesting continued strength in buyer demand as the market enters its busiest time of year.

Mortgage rates remain an important factor influencing affordability and buyer behavior. While still higher than the historically low levels seen earlier in the decade, recent stability in rates has helped support increased market activity heading into the spring season.

Economic conditions across northeast Indiana continue to provide a solid foundation for housing demand. Recent data from the U.S. Bureau of Labor Statistics and the Indiana Department of Workforce Development show steady employment across key sectors, including healthcare, manufacturing, logistics, and professional services.

Positive Market Insight:
Unlike some markets experiencing uneven conditions, northeast Indiana is seeing simultaneous growth in both housing supply and buyer activity — a sign of a healthier, more sustainable market where supply and demand are moving in tandem.
