FORT WAYNE, Ind. (March 11, 2026)— Buyer activity in northeast Indiana showed encouraging signs of growth in February, with pending home sales increasing compared to the same time last year, according to the latest housing market report from the Upstate Alliance of REALTORS® Multiple Listing Service (UPSTAR MLS).
February 2026 Housing Indicators (Year-Over-Year)
- New Listings: 586 (+1%)
- Pending Sales: 560 (+3%)
- Closed Sales: 487 (-3%)
- Median Sales Price: $240,000 (+4%)
“The increase in pending sales is an encouraging signal that buyers are continuing to engage in the market,” said Sue Teasdale, President of UPSTAR MLS. “Mortgage rates have dropped more than half a percentage point compared to a year ago, and we’re seeing steady activity as buyers and sellers prepare for the spring market.”
Mortgage rates remain an important factor influencing housing activity. According to Freddie Mac, the average 30-year fixed mortgage rate has been hovering in the mid-6 percent range in recent weeks, which is more than on half . While higher than the historically low rates earlier in the decade, many buyers have adjusted to the current rate environment.
Economic conditions across northeast Indiana continue to support housing demand. The Greater Fort Wayne region has experienced steady employment growth driven by healthcare, logistics, manufacturing, and professional services sectors.
While closed sales were slightly lower than a year ago, the increase in pending transactions suggests that many of today’s contracts may translate into additional closings in the coming months as the spring market gains momentum.
